Although the American home sales market has cooled slightly over the last two years, it is still possible to see a slight increase in the price of properties available for sale. This increase means that many foreclosed properties are operating with "equity"

Equity means the difference between the current market value of your property and the outstanding balance of your mortgage. For example: if your house is worth 100,000 dollars and the mortgage balance is 70,000 dollars, that means you have 30,000 dollars in equity available for use.

In order to use this available value, many people may think about refinancing their current mortgage in order to withdraw this amount. However, with the higher refinancing rates, homeowners are shying away from this possibility. As a result, it is increasingly common to see people opting for a second mortgage.

Second mortgages allow you to tap into your home's equity by creating a subordinated loan with its own interest rate and payment schedule using your home's equity as collateral. This leaves your existing mortgage (and its lower interest rate) intact. However, it is important to remember that you will have a second mortgage installment to pay.

In the cards, I've presented some ways in which the second mortgage can be used, should you decide to use this form of home appreciation to tap into equity.
